Virtual staging

Virtual staging illustrates how a space could be furnished and used. It can help viewers understand scale, room purpose and a possible design direction when an empty room is difficult to read. The brief should define whether the work starts from photographs, a model or another source. The resulting images should be presented clearly as digitally staged concepts.

Make the room’s purpose legible

Begin with the audience and the practical use of the room. Furniture arrangement should clarify circulation and show a plausible relationship between the main pieces. A staging concept works best when the chosen scale and style support the space rather than distract from its proportions or hide important features.

Agree on what can change

Separate furnishing changes from proposed renovation. If walls, finishes, windows or fixed fixtures are altered, the image represents a wider design proposal and should be described that way. Establish the source material and the boundaries of the visualization before production, particularly when the images will be used in property listings.

Present the image transparently

Keep the original photographs available and label staged images so viewers can distinguish current conditions from the proposed furnishing. Confirm the relevant listing platform and professional requirements with the person responsible for publication. Virtual staging can explain possibilities, but it does not establish that furniture is included or that renovation work has occurred.

What to include in the scope

Agree the following items in writing before the work begins. Your proposal confirms the exact deliverables and any exclusions.

  • Staged concept images for the agreed spaces
  • Furniture and accessory direction suited to the brief
  • Room-use and composition planning
  • Files prepared for the agreed presentation context

Prepare for the first conversation

  • Clear source photographs or available model files
  • The intended audience and publication context
  • A list of fixed features and permitted visual changes
Design concepts and visualization help with decisions. Site verification, construction documentation, engineering and local approvals require the appropriate professionals and are included only when explicitly agreed.

Common questions

Is virtual staging a photo of the finished room?

No. It is a digitally created illustration of a possible furnishing or design direction. Label it accordingly and retain the original images when communicating the actual condition of a property.

Can staging show a room with a different function?

A concept can explore a different furniture arrangement or use, subject to the brief. That visualization does not confirm that a change of use is permitted or that the room meets technical requirements for that purpose.

Can you remove or change fixed features in the image?

Any proposed alteration should be discussed explicitly. Images that change the built space need accurate descriptions so they are understood as proposed design work rather than existing property conditions.
